A walk-in that yo-yos between “fine” and “worrying” is more dangerous than a room that has simply died. When the readout jumps three or four degrees every hour, staff assume the plant is recovering. High-risk food in the middle of the pallet may already be in the danger zone while the air sensor sits in a cold draught near the evaporator.
Use this as a manager’s checklist before you phone for a van. It covers chilled rooms in restaurants, butchers and convenience stores. It will not replace a gauge set or a leak search. It will stop you calling an engineer for a door that has been tied open with twine since lunch.
Why Fluctuation is Dangerous
UK food businesses are expected to keep chilled food under control, not merely “quite cold”. A room that spends part of the day at 3 °C and part at 11 °C creates a false log. The paper record may show a lucky snapshot. The chicken on the third shelf does not care about snapshots.
Fluctuation also wrecks plant. Short-cycling a compressor, or running it against an iced coil, shortens the motor’s life. Condensation on walls becomes mould. Floor ice becomes a slip. In a small London kitchen the cold room is often the only legal storage for the whole menu. Losing it mid-service is not an inconvenience; it is a close-down.
Separate two problems in your head. Air temperature on the controller is not the same as food core temperature. A cheap infrared gun on a cardboard box is not a core reading. Use a cleaned probe in the food if you are deciding whether to discard stock.
Night set-backs and “eco” modes on some controllers can look like a fault. If someone changed a parameter last week, write down the current set point and differential before you blame the condenser.
4-Step Check (Thermostat & Probe, Door Curtain & Seal, Condenser Blocked, Ice on Evaporator)
1. Thermostat and probe
Look at the controller. Is the set point still what you think it is? A finger-poke on a wet panel can drop a room from 2 °C to 8 °C without anyone admitting it. Compare the display with a second thermometer hung in the same air stream, away from the door and away from the coil.
Follow the probe cable if you can see it. A probe that has fallen onto the evaporator will read extra-cold and starve the room. A probe hanging in the door opening will read extra-warm and run the plant to death. Clip it back to the manufacturer’s position, usually in the return air.
If the display is blank, flickering, or showing a sensor error code, stop pressing random buttons. Photograph the code and the data plate. That is an electrical or controller job.
2. Door curtain and seal
Strip curtains only work if the blades hang straight and overlap. Missing blades, or blades rolled up “just for service”, turn the room into an air-conditioned corridor. Check the gasket on the door leaf the same way you would on a cabinet: even contact, no tears, no missing magnet.
Watch one busy hour. If the door is open more than it is shut, no evaporator in a restaurant yard will hold a flat line. Fit a closer if the leaf swings free. Train the pass so only one person fetches, not a procession.
3. Condenser blocked
The condenser is usually on the roof of the room or on a remote pack in a yard or cellar. Grease from extract, plus London dust, mats the fins. The plant then rejects heat poorly. Head pressure rises. The room hunts: it cools slowly, then overshoots, then cuts out.
If the pack is accessible and isolated, a soft brush and a vacuum on the inlet face can restore a surprising amount of capacity. Do not pressure-wash electrics. If the pack is on a flat roof you cannot reach safely, do not climb. That is why you book a visit.
4. Ice on the evaporator
Open the evaporator guard only if you are allowed to and the isolator is off. A coil packed with ice cannot absorb heat. Air temperature then drifts up until a defrost, then crashes, then ices again. That sawtooth is a classic “fluctuation” complaint.

Ignoring a swinging room costs more than a call-out. You pay in discarded protein, emergency wholesale runs, overtime, and in the worst case an EHO improvement notice. A compressor that has been short-cycling for a month is a four-figure plant bill, not an eighty-pound visit.
Insurance claims for “gradual spoilage” are often declined if you cannot show you acted when the log first went out of range. Moving stock the same afternoon is cheaper than arguing with a loss adjuster.
If the room is already warm and you are losing product tonight, treat it as an emergency rather than a Monday job.
